Do not be too restrictive on your search criteria. Less is better. It is better to eliminate properties from your search results than to miss the good ones because they didn’t match your criteria. The "Area" on the first screen is important. Charlottesville is in the center of Albemarle County, and Albemarle County is surrounded by Greene, Nelson, Louisa, Orange and Fluvanna Counties. On the Second, or "Details" screen, the boxes (attached, detached, condominiums, farm) are important. “Attached” is a duplex or multifamily and “detached” is a single family home. IMPORTANT!

Avoid filling in too much search criteria even though they may be features that you want. Remember the old “garbage-in garbage-out” saying. Example: If you require a garage, but the listing agent didn’t indicate the property had a garage, it will not show up on the search.

Finally, as you review the results of your searches and see properties that are of interest, click on the SAVE PROPERTY button. They will be saved for you to view when you login-in again in the future.

Quick Searches in the navigation frame are new listings, within the past week (or so) through yesterday, in the areas mentioned above, and are provided to save you searching time.

Sharon's Picks are relatively new listings, in any price range, that she feels represent a sampling of the quality properties this area has to offer. They are in great locations, well maintained, competitively priced and deserve a closer look.
